Tax forfeited parcels are properties on which delinquent property taxes were not paid, title to the land and buildings was forfeited and title is now vested in the State of Minnesota. Following a review period per Minnesota Statutes, these properties are classified and open to the public to purchase.
All property is sold "as is" and may not conform to local building and zoning ordinances. The county makes no warranty that the land is "buildable." All sales are final and no refunds or exchanges are permitted. We highly recommend that you thoroughly research any tax forfeited parcels before purchase. Information on upcoming tax forfeiture sales as well as the terms and conditions of the sale will be posted on our web site when available.
In addition, a notice of the public sale of tax forfeited land will be published in the Chisago County Press and the ECM-Post Review approximately 20 days prior to the sale for 2 consecutive weeks.
Parcels not sold at an auction may be offered for sale the day following the auction, at the discretion of the Auditor-Treasurer's Office and purchased by anyone offering to pay the appraised price. The price cannot be changed unless the parcel is reappraised, advertised and again offered at a public auction.
As a reminder all purchasers are required to pay the State Deed Fee ($25), a Recording Fee ($46), an Assurance Fee (3% of sale price) and State Deed Tax (0.33% of sale price). All sales are final and must be paid for with cash or check on the date of purchase.
All property is sold "as-is", with no guarantees and are subject to existing easements, restrictions and leases if any. All property is subject to all ordinances in effect now or in the future.
